The thing worth noticing
Anna's median of $350,000 is below the $373,000 median for the entire MLS. That is unusual for Collin County, which most buyers assume is uniformly expensive. Per square foot it is $170 against $185 metro-wide, so it is not just smaller houses, the land is cheaper too.
For scale, Prosper's median is $840,050. That is 2.4 times Anna's, in the same county.
The county is not one price. Buyers routinely rule out Collin County entirely after looking at Frisco and Prosper. Anna, and to a lesser extent Melissa at $446,000, are genuinely different entry points inside the same county.
What you give up
Anna sits at 6.8 months of supply and 57 median days on market, both looser and slower than the metro. Lower demand is part of why it is cheaper, and it is worth being honest that the trade is real. It also means you have negotiating room going in.
Anna closed 69 sales in the month, so the sample is reasonable but modest. Treat the medians as directional.
