What the gap actually means

When two markets price within $5 per square foot of each other but their medians are $94,000 apart, you are not looking at a difference in land value. You are looking at a difference in house size. Celina is simply selling bigger homes this month.

That matters if you are choosing between the two on price alone. A $94,000 saving that comes entirely from buying fewer square feet is not a saving, it is a smaller house. Compare the per-foot number and the square footage you actually need, then decide.
